If the existing landscaping is overgrown with large bushes and plants, I tear those out and put something back that is clean and simple with a few boxwoods, green arborvitae, and maybe some seasonal flowers to add some color during the listing period. 

A home with an all dirt yard is going to appraise lower than that very identical home with lush grass, flowers, nice hard scaling, trees, etc.People pay more for nice looking so your curb appeal is very important no matter if it is a rental or a flip.

Water it like 4 times to establish, then no more maintenance.Salvia produces brilliant purple flowers, and also needs very little water. 

All I am asking is for a boost of encouragement and the nurturing of a little land flipper bud to turn into a small, humble but fragrant land flipper wild flower.

The windows would look lovely with windowboxes filled with colorful flowers, and dark small urns filled with similar flowers would look lovely at the end of the steps on the ledges on either side (though wrought iron railing might be more code and user friendly). 

you want control over where they chose the spots, some biz owner may be annoyed if they rely on a certain spot, think cake shops, flower, other delivery tenants you may have. make sure what ever you agree to is put on paper, should eb a simple agreement.

But be sure to paint the concrete and put some plants and flowers in front of the stairs to give the house some curb appeal..

But yeah, considering that and the adjustment to home insurance, should still be a cash flower. 

We only do what I would call a "light" staging - dining room table, a few pictures on the wall, maybe a couple of chairs and coffee table, flowers, and that's about it.
