You need to target recent or currently in bankruptcy, has liens on the prop,  just had a medical event, or is late on some payment 30-60=90 days late. 

Good inventory but man does that office make it tough to finish rehabs in a timely manner

Since it's been a strong market with plenty of cash flow opportunities, they have been working with a lot of out of state investors lately.
