I have no issue staying booked so whatever I am doing is working for us.

So now I am 25 and I was finally presented with an opportunity (duplexes are super rare in my area/state btw) I put an offer in and it's looking like it's gonna be accepted!!

During period of low interest every post on BP was about cash flow - now that cash flow upon acquisition is dead the only option is equity which is also reeling because price appreciation is finally back to realitypersonally I buy for growth because I buy to hold for 10-20 years or longer.

If you did a full repipe and gutted the entire property then I assume (in all that means) that there were permits pulled and this should have been caught when the inspector did their rough in walk through or atleast the final occupancy inspection. 

Once the work is complete, inspections from the DOB and DOT will finalize the process.

Most of the time a newer or unsuccessful agents will host open houses as they build their book of business.

We also use Rental Guardian and add the charge to each booking so essentially the guest is paying for their own damage insurance.

Done multifamily, SFR, STRs... and finally found the niche that I love the most and believe has the most potential for decades to come.

Sounds like it could be a decent LTR situation, but you answered my concern on if a STR would really stay booked enough to justify a purchase.
