I bought a car for $2,000 dollars F+C in college and over 3 years I put over $8,000 in upkeep in to it but that doesn't make it worth $10K.As for the lease option structure, it looks like you understand it pretty well.

We really like the idea of AirBnB-ing the property, and found the website offers a co-host option for those times we wouldn't be in town to handle check-in/check-out, etc.

Despite pressure to completely gut the house, I am planning a "selective" demo -- pulling up all the hardwood flooring to the subfloor; demo-ing most ceilings and several interior plaster walls but not all -- and no exterior plaster walls except where fire damage took place.

This is dangerous advise to give to novice investors.Due on sale isn't the real risk here - it's your insurance.Joshua F, both hazard insurance and title insurance are in your name.

That's exactly the idea, BUT...Unfortunately out of the 3 cities on the list of 60 there that I know well, the score is wrong for 2 of them.Anaheim (they give it a B, I think it's closer to a F), LA (they give it a F, while I have had no issues as a host).
