He tells me that one county over it can get crazy in court.For instance, one particular magistrate makes him spend tweny minutes proving his case, grills him pretty intensively, and requires that he produce every piece of paper that might be remotely relevant.Worse yet, even if the defendant does NOT show up, the magistrate still makes the LL exhaustively prove his case and jump through the same hoops.Maybe I'm spoiled because locally I've never faced that kind of nonsense.But here's my question: is that type of goofiness the norm or the exception to the rule?

All the emailing back and forth was exhausting and almost 100% of the applicants expected to apply before seeing the home which I'm absolutely against.  

ok here's my problem first off if everyone does not know i am a complete noob in real estate investing. i only became interested in REI the begining of this yr. i am full time+ network admin from jacksonville fl. and joined a local REIC late Jan.since then i've been exhausting all resources creating a buyers list and contacting sellers for good deals. i just recently came across a deal where an out of town invester was selling a property here in jacksonville for 45K.

PPS I've done deals in at least 20 other states with students for about a decade now so I can assure you we've exhausted this issue.

Most importantly she understands my insistence on a good ROI and my exhaustive spreadsheet with ever possible expense accounted for.  

When you work and invest in real estate, (which can be exhausting) it gives you time to build that stream of income so that its more reliable.

This business had provide me with a good income but at the same time I am exhausted.

Michael,An Umbrella policy only kicks in when your primary insurance has been exhausted.
