I currently have one of my rental properties set up as a fixed price rent with utilities included (I know, crazy, but it's still cash flowing $1,000+ at least every month) and I was curious to know (a) what is the ratio of people who include vs exclude utilities and (b) what are some good tools, apps, etc that people use to track monthly cash flow?

@Burke Fisher from what I’ve heard, and please correct me if I’m wrong, you can’t give an unlicensed person anything over 50$ for a referral fee, which must be given as a gift card (excluding bank cards) and anything over and your breaking Texas Real Estate Commission rules.

Even though statistically we are all more likely to have a flood - 20% more likely than any of the other major claims we are used to paying for, this is why floods are excluded from your hazard/homeowner insurance insurers know that you are more likely to have a flood that is why they won't cover it.

In San Diego, there are virtually zero properties that meet this requirement (I managed to purchase a quad recently that met the requirement, but they are real rare).This in effect implies that FHA cannot be used for triplex or quad in San Diego (excluding finding a unicorn like deal) and that you likely limited to duplex and SFH.I suspect if you do find a triplex to quad that meets the sustainability requirement that 1) it would be off market 2) it may not qualify for FHA for some other reason.

But if you're thinking that there are certain properties you may want to exclude from flipping and hold them for productive investment use then the 1031 is a good opportunity.

The complicating factor is that I already own the land where the new property would be built, which would exclude any improvements from 1031 exchanges.
