I'd save the money that I would have spent on housing to accelerate my nest egg for the next building.If househacking isn't an option, then I'd do live-in flips to buildup cash and invest that into rentals (BRRR or buy and hold).

One of the more interesting in the area is that people are selling in the Denver area and moving down to Pueblo West where they can build brand new for less than they sold for and still keep a nest egg around.

I would do it at lease renewal, simply to avoid "shaking the nest" -- However, if there would be a better sleep each night with the leases reading differently then it's a simple modification and you could go ahead and knock it out.
