I told her that I think it would be best to raise the purchase price a bit and lower the rate to reduce her tax burden and better my rate to try to entice her more into the idea of seller financing.

Same loan number, same terms, same payments, etc...I’ve never heard of this, but it does sound enticing as his interest rate is in the low 3’s.

Those properties at 20k per door may seem enticing but they are most likely going to be in war zones and attract tenants that you probably are not going to want at your property.

If you look on MLS, there is very little that shows you could get any positive cash flow (much less something really enticing)? 

However, a higher interest rate may entice an investor to purchase a note with a payor having a weak credit history assuming the other areas that I mentioned above are strong.

While this extra time may entice some to hold on longer, I don’t like the idea of renovating *again* after a tenant. 

While I know that the numbers of turning a $30k home in to a $50k home sound enticing, but I would still recommend something that will likely expose you to a little less risk.

Seems like a good place that would be more enticing to rent in then some of the other areas in Jacksonville.

I get concerned when tenants make it too enticing to rent to them. 

Don't change how you manage repairs for them, she could be just trying to entice you never to go to the house because she will have 3 grandchildren living with her.
