The stuff that sold at auction was primarily undeveloped land in unpleasant or rural areas.I would imagine in this current market, there are even more people looking to buy at tax sales than in 2009 and so I would be interested to hear if anyone has encountered success and found hidden gems this way.

Have you encountered similar situations and do you think my reasoning is sound?  

Did you encounter any additional taxes due besides the transfer taxes?  

Out of all the agents I've met, not saying all agents because there is bad appraisers as well but just my thoughts of the agents I've encountered very few actually were knowledgeable enough to actually price their homes in line with the local market.

Of course if you have hred yur awyer he will be sending he letters.It sounds like there is a reconcilation with the tenant couple and the odds are that there will be another repeat of their last abusive encounter. 

Hi AllI wanted to findout what type of concerns others have encountered regarding owner financing on a property when the owner is able to carry the note.

This is the first time I've encountered this.

Many investors may encounter some issues if they initially get the mortgage in their personal name and then later try to 'transfer' the property to an LLC. 

I also suspect that some of the relatives don't want the owner to take action on the houses during their own lives, as they have plans for the property themselves later on- I have encountered on one house already.
