A cash flow B/C property in a fly over state may loose it's desirability quickly if jobs dry up, newer construction competes favorably, area goes down hill, etc. you have little control in those cases.

I believe the NH REIA is in Manchester and I have heard good things (Though I've never gotten up to it) and there is one in Nashua (Though that one has gone downhill the past year).
