I don't know if you are looking for specific examples or just general successes, but I know many people who have been able to ditch their W2 job through the income generated from passive syndication investments - I am one of them.There are many things you need to evaluate when passive investing, but I recommend listening to podcasts, reading books (The Hands-Off Investor by @Brian Burke is a great place to start) and joining a Community.

I don't really have a take on this, but it's interesting that we have lots of folks here who are big advocates of self-management, but hiring a real estate "professional" to ditch your place is an absolute must.Good stuff.

I like the black and white, I like the open cabinets--all very Scandinavian/Icelandic (though I doubt they will be your renters).If it were mine, I'd have it professionally CLEANED by a house cleaning service and run a test ad and see how the responses go.If it looks desirable to potential (long term) renters, I'd have the paint touched up so it's not so sloppy (no drip marks, no other colored brush marks on the black or white).I'd also get a curtain called a sheer, and 2 rods and cover the window on the back door for privacy and sun control.If it's a class C, I'd ditch those flashlights on the ceiling (sell them on Craig's list or junk them) and install a [4] FOUR bulb florescent cloud light up there.

There are many landmines as well.Some cities and counties have been known to auction off drainage ditches that are worthless or you foreclose on a contaminated building where EPA cleanup will be more than the value of the land to get into a useable or sellable state.
