Turned out the house was so old and broken, it's a demo and build lot. 

I can't believe some of the estimates to demo an old pool.  

I'm looking to demo a single family home and build a four-plex.

They only paid me the policy limit and said they may go ~$15k higher to account for cleanup/demo costs but that was after I paid them and built a new house. 

@Dani Yang-ToddWith smaller properties, I have found that financing is most easily obtained from local institutions.

If the cat house is in the flood zone, but the larger house is not, after demo a buyer would no longer need to carry Flood insurance per the loan requirements.

So it got me thinking after I demo it for the city and make corrections to the framing etc etc... that I could wall off that part of the house add 1 bed.

We negotiated the price down due to insane hoarders living in the property, and still had to spend $1000's to clear out the property and have ready to even start demo.
