U R what you see, what hear, what u smell, what u read.Many people only know their back yard or their state.The USA is one of the most diverse countries (money, politics, attitudes, etc) in the world.I have lived in Ireland, France, Australia, and New Zealand, worked in IRE, NZ and AU.There's a different flavor to the USA!

Usually, they are centered around downtowns or declined locations that are geographically favored for commuting, jobs, culture, retirement etc..

Many people would consider me an expert on a few things in Jacksonville...namely the history, the arts and culture scene, and perhaps business and commerce too.

Looked at a multi today, nice place, great location, lots of potential...

...but stuff everywhere. Old tv's, appliances, furniture...just shtuff...in the hallways...and the basement?

Also, by the looks of it she is a very traditional Korean woman, and I need to respect her cultural business practices.

The #1 thing is jobs and job diversity in that market.

However, I like the diversity of 2-3 unit multifamily properties so was looking into them.  

Real estate investment is a wealth generation tool for a large and very diverse population, and the output of the analysis would only be as good as the quantity of data going in.
