The last two deals I bought had fallen through a week before closing, seller was counting on having the funds for their new purchase, had plenty of equity and they were happy to find someone who could step in and close on (almost) the original date, even though for a lower price.

Over last 4 yrs, Orlando has seen about 10% per year average rent increases, even counting the near 5% decline in 2024.

We finished the unfinished basement which added an addition bedroom and bathroom to the overall bed and bath count of the house.

Suppose your STR /property operationally has a hard time handling same-day turns, or your listing has a high BR count/big place and requires more cleaning time/cost.

Set up properly and maintained correctly, they should not allow for liability to pass through to yourself or your other entities, as long as funds are not commingled, seperate accounts are maintained, proper legal forms are filed, and loans are not personally guaranteed or cross collaterized. 

I just want my payments to count more, and not feel like im spinning my wheels paying off huge amounts of interest only

However, you will be able to count as income in the future.
