Trying to get an idea on cost to fix sinking floor, its around 400 sq ft area that needs repaired... the ceiling leaked where two parts of the roof met, so the back part of the house is damaged its a bathroom, laundry room, and bedroom house has no basement under this part of the house, anyone do these repairs or have an idea on cost thanks

Concerns are: cracks in foundation, hot water (radiant) heat is suspect, electrical in each portion of the property needs to be redone, plaster ceiling in carriage house is crumbling at its center suggesting water damage to the roof.

Main level - enclosed porch, living room, dining room, bathroom, and kitchen2nd level - 3 bedrooms, bathroom,Attic - sitting area, un-permitted kitchen, 2 bedrooms, office, and un-permitted bathroom. and lots of storage (I will take out the kitchen and bathroom and cap everything so it is compliant)basement - new gas boiler, and water heater, unfinished but +9' ceiling height.

Rentals for me are easy money, I collect my rent- hope I don't get a phone call for the month about repairs, wait and collect rent next month.It is however not a road without potholes- I've had tenants who left me with roaches falling from the ceiling when I open the front door.

Such as taking care of repairs issues as soon as they come up and giving them small concessions when requested (yes you can get a second pet with deposit, OK I will install a ceiling fan in that room for you).I also had a tenant terminate their lease early.
