@David Cam Hello David, I have used HELOC 2 times so far ro purchase investment properties.When you use HELOC as a downpayment and the rest you get mortgage - your have non of your money 💰 in the deal, which means INFINITE returns 😉.

Usually I'd borrow one if needed on site.I used a golf monocular to inspect the roof from the ground.My Sony Handi-cam zoom camera with night shot was a good inspection tool.I like a flashlight with the adjustable beam, the night watchman type, then a pen light for small areas.If a carpet was loose, I'd look to see the floor, never cut someone's carpet.

If the dog attacks again, do what you need to do to defend yourselves.You need to open the lines of communication to get anywhere, and this is the cheapest way to do it.I'd at least wear a body cam (I do).

I’m assuming it’s a modified NNN in which the landlord is responsible for roof, structure and parking repair and replacement, with the tenants paying a pro-rata CAM reimbursement every month?

So instead of buying a center in a okay area to get a better cap or 9 or 10 paying all cash you buy a great area for and 8 cap and put 25% down and have cash on cash return at 15% annually before rental increases.Is this center absolute triple net with CAM re-imbursements or is it a double net situation where the landlord covers roof, parking lot, utility lines and tenants do not reimburse expenses or only a small part of them??
