and it seems to me google campus abuts the landfill..probably not an issue for this person being on the other side of the freeway.. it is amazing how much gets dislosed in a CA transaction these days.. also while I got you on the line I had dinner with my buddy who has the container home building company you have a standing invite to tour on your next trip north.. !!!

I’m a relatively new investor & I was talking to some buddies and they basically told me to avoid single family like the plague because if one person leaves you’re at 100% vacancy.What do you guys think?

If I were in your shoes, I'd save up as much as I can until I have around 3.5% of whatever it is I'm looking to buy (I'd suggest a duplex, or a house you can rent to a bunch of buddies and you live in one room).

Ask your current friends for referrals, maybe they have a buddy already looking for a place.

Having the buddy live in it fills a need for onsite security for it, and to have someone who can help with the rehab without having to be an employee.

I heard from one of my buddies who used to work for Analog Devices that there are new systems that use cell towers instead of wifi so work even if there is a power outage - that would've come in handy for me when the power went out for our whole block and no one realized it until the next morning.
