This is often more difficult to find but one strategy would be to talk with STR investors who are active in the market there. 

I know when I was an active Broker my SOP  was get listing open escrow with buyer to be determined and order the preliminary title report prior to spending money on marketing someones property..

Again, I think from your posts that you are well ahead of many OOS investors actively building their portfolios who post on here. 

@Nadia Jones Starting and running a fund is a separate business because it's something that you need to actively market for and regularly work on attracting capital to invest in. 

This is what I am encountering, in the current Mortgage Industry.If you think you will go FHA, Conventional, FHA 203k, etc. and then Quit Claim the property, to a Corporate Entity, or a Land Trust you run the risk of the lender discovering a Title Transfer occurred and activating the "Acceleration Clause" or "Due on Sale Clause" that requires the loan to be paid in full, within 'x' number of days.

If these groups are significant, it suggests there’s pent-up demand that could enter the market when one of two things happen:Rates Drop - Rates fall to levels that allow more buyers to qualify for the homes they want.Buyer Expectations Shift - Buyers realize that 5% rates aren’t coming back soon and decide to move forward.Based on the increase in activity I saw in Sept and Oct in my business, when rates hit low 6s, I'd say my market has plenty of pent-up demand. 

I find this screens out any guests that could have issues and lays the groundwork for a great stay.It also weeds out folks (in our case) that aren't understanding the distance to town and certain activities in our area.

Greg makes a great point about reaching out to active brokers, those connections can be invaluable.

I bet not many sponsors who are leaking oil would even consider that.. etc etc.. thye video'd it so you can probably ask them for a copy of it.
