I would suggest to speak with a broker or someone familiar with the process and have them review a full package and try to look for any possible red flags in advance. 

I would definitely have a red flag raised for future dealings with this tenant if they didn't own up to it. 

And when it comes to a company pressuring you not to do your due diligence, that should be an enormous red flag. 

While I am surprised at that, I also think it is the proper way to view real estate.I always go back to my first vacation rental purchase as an example:  In 2005, I bought a beautiful, 2-acre creek-side cabin in Cosby (near Gatlinburg) for $240,000. 

Unfortunately, there are several barriers, including finding a seller willing to accept this loan, a lot of lender red tape, and then coordinating a qualified/licensed contractor to do all the work.

The fact that the property manager leased it without collecting a deposit is a huge red flag when they are only placing a tenant. 

Interestingly, this artistic pursuit beautifully intertwines with my love for real estate, a field that has also introduced me to some of the industry's brightest minds during my performances.
