It balances stability with potential for appreciation, especially if you find a reliable tenant.On the other hand, for investors with time, experience, and a willingness to take on higher risk, active strategies like value-add projects or flipping might yield quicker returns but require deeper involvement.

The primary risks at this point would be       1) to your lender, the risk of a margin call.       2) To you; underestimating the true cost of a project and cost overruns      3) To you; legal risk of securities regulations if you partner looses money. 

As the cash flow is obviously much worse than you can earn in the bank with a basic CD.

How much upfront costs are typically involved in a project before you know if it's a viable project to pursue? 

Basically it's "Hey borrower, you already signed a deed in lieu.

Well if you go together it could split it and get basically nothing - spend $2-3k file a lawsuit and get a judgment you are first in line… Also in many instances you can slap that judgment on his personal residence as well and foreclose on that.

You could find your local wholesaler ( basically what a land flipper is) and ask about what CRMs they are using and also talk CPAs.
