It amazes me how many people don't think using a realtor is a good idea. 

You can still find amazing deals hear that cash flow, hit the 1% rule, and  have lots of potential for appreciation.

You don't have to be from the bay area specifically but if you are then amazing.

If you're priced out of your current market, I would definitely look into other markets where you can find great macroeconomics, positive cash flow, and amazing appreciation potential.
