Recently, a friend @David Preil, pointed out a different method called DTDMS (Does The Deal Make Sense).It reminds me of the eleventh commandment--use your brain.There are often many factors that will make or break a deal, even if all of the metrics look good on paper, but it requires you to dig a little deeper.What are some of those things that have, or could make or brake a deal for you?

Even if you do reach me or, any asset manager, to make an offer for a property I have to act within my (bank directed) delegations and entertain all offers after marketing/listing a property.

Typically with residential it takes property 3-5 years to brake even and cash flowing slightly after 7-10years.Now with the 40% deposit requirement you may cash-flow a bit faster.I suggest you take @Dean Letfus on his offer.

Even worse if it's on an incline where trucks are using jake brakes  (enging braking).It will not only effect your ability to rent it, but when the time comes to sell, it will take longer and sell for less than a block away from the main drag.That said, there's a butt for every seat.
