The objective is to get your cash out of the properties using a "cash out refinance" to put your money to work on your next project.After I reread my original post, it wasn't clear to me that I meant for you to get your cash out of the first property to use on the next.

I actually just reread the listing and the owners have negative equity of 300k..I missed the negative.Looks like this property is out of range.

I re-read the original post, I don't see where he states that he believes the heloc loan balance to be greater than the property value.

I re-read my posts and realize I wasn't as clear as I should have been.

I'd have to go re-read the appropriate ordinance to be certain, but I seem to recall that you cannot have a fire exit onto a sloped surface here.

This book is worth its weight in gold, and is something that I will continue to re-read throughout my career(along with my Real Estate Fundamentals and Practices book).I was also pleased to find out that all proceeds of the book sales goes to fund Alzheimer's research(my uncle suffer's from this terrible affliction).I thought I would share my impression of this outstanding book, as I found that it assembled all the pieces of the real estate puzzle for me.Thank you to Rich Weese for sharing your years of successSebastian
