Everything around the lot is older but the neighborhood is less than 5 minutes away from downtown, hospital and colleges. see this all the time in and around downtown columbus OH, we have frindge areas that are getting rehabbed and flipped like crazy and then the new builds come in. 

In the markets we deal in, numbers can kill deals that would be home runs elsewhere but a 2x4 costs about the same in both (just the sales price does not support a rehab that would be middle of the road in a place like CA.

That is smaller units built with higher density to make the numbers work for both buyers and builders.Adapting to these challenges isn’t easy, but it’s necessary to keep up with the market.What are your thoughts on how builders and developers can address affordability and supply issues. 

We were able to pull all the Rehab cost back out and some extra to roll into our next property. 

Another thing we do is check to see what items need to be addressed.

I don't know because I never heard anyone in authority address the reasoning honestly. 

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Rates on iHeloc is a great way to come up with down payment money, but i would not do your rehab out of a heloc.

Are you going to be using financing for the purchase and rehab?
