Overall the current economics of it sucks and land values have declined, which may make it a good time to enter.I understand that it would be capital intensive and it would not be a get rich quick scheme; but for me it would be very enjoyable being a miniature timber baron so to speak.

Jay - thank you for the kind words - it is good to know another developer in Baltimore - my son and I build a 11,000 sf night club/bar on Charles Street, The Baltimore Eagle Leather Bar, it is producing $18,000 a month net-net, we are about ready to build another club, it will be called the New Hippo it will be about 15,000 s.f. dance club, a few years ago we built Joe Squares Pizza on North Ave at Maryland  Ave.

This reminds of me of the saying warren buffet says at his speaking engagements . “ you can always tell who is skinny dipping when the tide goes back out “ Most people continue on in their idiotic spending of liabilities right up to the time their boss hands them a pink slip then they are left dumbfounded in total ruin all because they didn’t practice personal responsibility when times were good .
