I also have access to/use of about 7 acres of mineral rights in Oklahoma, a small portion of which is paying oil and gas royalties.I need to learn how to leverage this while having zero income and bad credit including a foreclosure 13 years ago.

Mineral rights can be lucrative.

Might be 20 acres sine he's in Texas.Forgot to mention mineral/oil rights which are not insured in Texas with title insurance or may not go with title. 

@Phillip Dwyer is a great data miner as he is also an appraiser in Vegas.

It almost feels like we are the last miners in the gold rush to show up. 

I have e-mails and calls from an individual that claims to own a mineral operation in Croatia.

For example, in Canada the government owns most of the minerals and resources in the ground even if you own the land.

My Dads attorney back the day.. ( 60s) told me .. " son you want to make money in real estate you learn the courthouse"  which basically reefer's to all these kinds of deals.. understanding your tax sale laws.. foreclosure laws.. lien laws and right.. timber rights mineral rights  water rights.. 

Sounds like a good business idea on my end of things if I was in that area of the country.I was thinking the exact same thing.. it was not the gold miners who got rich in the Gold Rush's it was the people selling the pots and pans and other tac ..
