Maybe his investors has had 90%  success but, to me, I saw 2 deals & felt bad for the investors plus the 10k-35k spent on education.

My PM used to have a person who did the payments and every year around Feb, she'd send out an annual statement for your taxes showing how much you got in rent, spent in repairs and management fees. 

That money is much better spent on marketing for your first deal.
