So now you have a former carpenter evanluate an electric system or an former electrician evaluate a cracked carriage beam... - sometimes almost comical, if it would not be so serious.A great inspector is professionally trained in this field (not as a contractors), uses software and has a systematic approach to evaluate a home, identifies all problems correctly, but can also explain the real world consequences and not refer for everything to "further evaluation by a qualified contractor".

We’re currently 4 weeks behind schedule because of the electrician not showing up to get the job done correctly and we didn’t pass the inspection and now we’re waiting again for another inspection.

We are looking to find a good team to structure plans for each unit, any recs. on plumbers, electricians, contractors in the Seattle area.

I had one electrician come out this weekend and recommend a full rewire of the home which would cost roughly $12k to accomplish. 

I've found good framers, roofers, plumbers, electricians, masons, sheetrock guys, and floor experts just from going to sites and asking around. 

A normal purchase will allow you an option period to have a full inspection which includes looking behind the electrical panel , under the home, in the attic etc. from there if your inspector sees something of concern they will include that on your report and from there you can get second opinions from a plumber, electrician etc. this is always my biggest concern for first time investors who buy from wholesalers - no inspection, all cash, many times inaccurate repair and ARV figures and no one in your corner.

I'll trade you a plumber, an appliance guy, and a rookie demo crew, for an electrician, flooring guy, and a HVAc guy.

YouTube university can teach anybody how to become a general contractor, a plumber, an electrician, etc.
