While we lean heavily on the pro's  for repairs and estimates it makes it much easier when we know the typical issues and concerns on the plumbing, roof, electrical etc sides of a property. 

I was thinking I would create a course that involves a field trip to one of the flips I am working and pointing out all of the things they should catch and helping them understand rehab costs at a line item level.I am an expert in electrical and learned plumbing in the Coast Guard.

The duplex itself is a disaster it is a 3/1 and 3/1.5 vandals got in when it was vacant and cut pipes and electrical basically would need to be gutted and probably over 100k in renovations.  

Then, stabilize that operation so that it continues to grow without requiring much of your time/energy.

Think about your goals but also your time and energy budget when choosing an asset or location. 

Does each unit have a separate gas and electric meter? 

If not, you are wasting a ton of time and energy driving back and forth. 

I recently had an electrical panel that needed to be replaced that the inspector missed which ended up being $1,100.

Direct Energy suggests 78F (25C) for indoor summer thermostat settings, Carrier suggests 72F (22C).
