When they ask people from other countries what do they think of Americans...common responses are they are optimistic, confident, louder, friendly and shop/consume more than any other cultures.

that being said Philadelphia is where New York, Boston and D.C. money is flowing... so is the culture, restaurants, industries, etc. 

In this PC culture, it was recommended for everyone to drop that word and use "Housing Provider" going forward.Seems to make sense, which I'm going to do.

I don't think it will be this way forever so I want to take advantage of the opportunity I have to change the culture here.

It's amazes me how fast technology, culture, and people adapt.

They do not understand the area, the demographic and culture to know how the property will operate long term and the issues you will have.

As soon as you start adding percentages you incentivize gross inequalities that will exacerbate over time and eventually result in full scale cultural divisions.
