Completely outside the US, living in Australia.

For example, it's been pretty much impossible to cash flow in Australia since pretty much forever yet Australian real estate investors have been making a fortune investing in real estate at the same time.Conclusions: let's not generalize (isn't real estate supposed to be local after all?)

I've also lived in Australia and Singapore so investing in foreign real estate was much more natural than "outside the box" for me.  

When I worked in Australia, many of the new apartments come fully furnished.

Then 4 properties in Australia which are spread over two cities that I have PM. 

Not sure what part of South Dakota is like Australia, but we do have real estate investing here!
