And near to 0 of the ones I work with ever thought of, marketed, broadcasted or ever said anything too seller financing before I brought it up and, they like it, it's workable. 

I agree that these applicants are workable, as they are qualified, with part of the group. 

I do think with marketing, accepting section 8, updating, and raising rents that I could make this a workable deal.QuestionsThis would be my first property marketed towards Section 8, so I am kind of leery of the deal to start with. 

I just don't get it...Baller real estate investors think they if they share my name with someone else, I wont have time to do their 2 or 3 deals a year that are workable using the types of financing I offer ...I think they have no idea what my annual volume is or they wouldn't worry about another 2 deals/yr jamming up the gears LOL, and actually a referral to a RE investor that closes will probably get you on my short list that is capped at 25 names (good place to be, though I don't tell people who is and isn't on that list). 

Is that workable on a public site like this?

It is going to take some extra creativity and extra time to find something that is workable.

Hopefully with the successful conclusion of the lawsuit we can take the discussion to a cooperative mode with all citizens working toward a resolution: landlords both local and out-of-town, tenants and home owners, private industry experts such as @Adam A. and our local government administrators and leaders.I see far more work ahead by winning than losing...the next step will be in leading the discussion towards a workable solution. 

Going on the idea that the 1% rule appears achievable in many of the successful turnkey markets, this seems like a workable plan.

She just moved out this last weekend once she was able to get a workable job (not easy with a nine-month old) and save enough for the first month rent and deposit.

I can understand why they are trying to find a workable solution.
