I would add someone with a strong marketing plan, unlocked listings on Loopnet, someone who gives bi-monthly emailed updates on showings with prospective tenant feedback, and someone who is prompt in responding to calls.

If it helps, I learned through BP at first, then got a part-time job with an investor, got my agent's and contractors license as a tool, got a full-time job for an investor, treated my job like a masters degree, was let go from that job after a couple years, started working full-time for myself as a contractor and realtor, house-hacked my primary house and sold it, bought a couple houses with a partner, bought a second live-in flip and I'm trying to build up my contractor and agent work to increase my income so I can have more capital to buy properties on my own, and so I can be a stronger borrower to unlock lines of credit to speed this up.What social media platforms are you using to spread word about your business?

You're right, as real estate investors we can get a much better deal than mutual fund 401(k) investors. 401(k) investors do have great real estate investing options, but typically they have to change employers to unlock the funds and access those great real estate opportunities.I seriously cut back my 401(k) contributions after I became a real estate investor.
