Their pain point is that they need to be out of the place, quickly due to the health problem.

The difference is in the overall return vs the type/potential pain you are willing to deal with as you reach your investment goals.

I hear that law is causing a lot of pain for underfunded buildings. 

Luckily it wasn't too painful, my PM approached the tenant let them know we were starting the eviction process.

Also make sure you secure your building during renovations, I had stuff stolen during construction when I did a full rehab which was a pain.
