Unfortunately, in recent years, Tulum has been overbuilt in the small properties segment, leading to a huge supply of them.

Are you cognizant of local supply/demand and buyer and seller competition?  

I'm sure you will gain some interest from potential investors then maybe they can supply you with the down payments and you can pay them back over time and you could buy more per year.From what I know, business is a slow game and from what I hear, successful Real Estate Investing can be boring.

They will significantly boost labor productivity; - Inflation is trending down;- the Fed is itching to lower interest rates and bond markets are starting to sniff out a shift in the winds;- there is a ~$70 trillion wealth transfer from the Baby Boomers to their kidsbeginning (including their homes and real estate assets);- home prices are increasing steadily, not chaotically;- overall rents are up, but steading thanks to apartment rents / supply;- wage growth, for more than a year, is back to above inflation levels;- and the bottom 50% have more $ in their checking accounts than ever before as a % of wealth.

We also use flood-stop supply hoses for our washing machines.Are there any other products out there?  

One thing I've done is called a supply place (non big box - stay away from Home Depot or Lowe's) and ask who they would recommend.  

You and I both know there is not much building in the area so supply will remain low. 

However, one thing is for certain, hotel valuations are hefty right now regardless if you buy or build, and there is a ton of new supply coming. 

How do I reimburse them for supplies and labor in a way that is still tax deferred?

-Madison proper, and the nice areas of Huntsville (Jones Valley, Blossomwood, etc) - simply because the numbers don't work well in these areas, limiting rental supply
