I funny story...when my wife and I put in a pool a couple of years ago we decided to get a HELOC as I can't do my own HELOC here at my mortgage company. 

BUT you just need to have a great PM as you can attract a poor tenant in that tenant pool(for the area)

I wouldn't touch that with a ten foot pool if I were you.

The estate offers 9 bedrooms, 10 full & 3 half baths, bowling alley, indoor basketball court, theater, 3 swimming pools, 3000 sf master closet, housekeepers quarters and much more.

Although I have been to some Princeton homes with "pool houses" or "guest houses" that were equivalent to nice studio apartments!

If the unit is located in an area full of single professionals who have good jobs and no kids and would be concerned about evictions on their credit you're probably better off to limit your renter pool to the top candidates. 

Understand that the below market rates you are referring to by the big builders comes out of their profit pool to buy down the rate.

Well priced properties still get jumped on pretty quickly - we have a smart pool of local and of out of state investors.

We are +3.5 up then down to -1 pool in the middle, back up to +1!
