I am beginning to worry after the recent fires, so I am starting now. 

I started listing the homes one by one as they became vacant, and we were doing okay with getting them sold - in 2012, that was no small task.Jeff called me one day and asked me for CMAs on the next few properties that would be coming up.

At least starting out.

You learn what you can as quickly as possible, and start implementing.

For first flips better to start with a  small cosmetic rehab  until you get to know the process and the team well.

Now, my journey starts.

we ran into this in FLA  a few years back when I had 4 starts and I exited that market.. permits  sub base all pretty tough for someone who is not there and already knows the systems hands down and has a devoted loyal sub base.. thats the key in my mind.

I Offered it to them at 10% below market with him paying utilities. he wanted it, so I screened him to verify he can afford it.

That's the reason there are so many fourplexes and so few fiveplexes or even sixplexes.From what I gather, post offices and utility companies rarely care much about the permitting/zoning issues, so it probably wouldn't have been hard to get those set up.
