We registered the property as Volare' at Longview, LLC in Texas as a foreign entity, since the sponsor lives out of state.A&M Equity Group, LLC is the managing member of Volare' at Longview, LLC and the investors are limited members.I hope that wasn't too confusing.

If yes; syndication wins nearly every time IF you have a capable sponsor/operator.Turn Key in general is a bad/mediocre model for the retail buyer.

Hi all, I'm new to BP and have been assertively listening to podcasts and reading BP sponsored books over the last couple of months. 

First, find a broker to sponsor you.

Go to some meetups and chances are they will be there, and maybe even sponsoring them.While you are doing that, go find some good flippers and see if you can get in with them. 

Equity build wasn't a sponsor on BP podcasts, were they?

Dillard mentioned It looks like in the commercial world guys may trade one marble for a sack of marbles.. but Bill Exeter is a sponsor and he is a 1031 expert / accommodator.. so I suspect that happens.on a SFR I would think the trading aspect could be a little tougher.and now that I come to think of it..

Also since your investor is a member of the LLC they can be on the checking account and watch the money in real time this is a critical aspect of my companies.. and I don't have to make up reports etc.. they watch the business in real time … compared to if you have multiple investors and they are relying on your in house accounting and they are not on the checking account ( this mainly from the investors side of the table this is were things go sideways for investors.) no real access to the ACTUAL checking account only reports made up by the sponsor.. 

How do you determine what brokerage you would like to be sponsored by to start out? 

Tell then you will sponsor the rent on the instrument if they join the school band for drums, electric bass and guitar, maybe a few on a trumpet and violin.
