I've tried the lower 6-7% PMs and usually you'll either pay mark ups on repairs (what you've noted) or pay extra fees (i.e. labor hours, extra calls) that you may or may not notice.

i feel like RE is one of the best examples of the exponential growth or delayed gratification. the small things we do and the connections we make during our real estate journey seem so insignificant at the time. but it only takes 1 opportunity or one phone call to launch us to the next opportunity and then everything starts to build on itself.

I mean, some may call me the greatest who's ever been, lol, ok maybe not but a man can dream right.

(Call it 20% federal and 5% state ($15k in income tax, plus the $45k in additional taxes you created.).

All this turkey does is charge you for some "training," so you will be "prepared" when you go out looking for lots for him, but curiously, he buys none or very few of the lots he's sent.
