Look for investors who have capital but lack time or experience—networking on BiggerPockets, LinkedIn, REIAs, and local investor events is key.

I don't have a lot of experience, but I do have the ability to exchange my time, so that could be a form a currency that benefits them. 

Hindsight and a few decades of experience has taught me that with a good lawyer I would have been in the clear completely.

@Helena Lee, I do not have experience with it, BUT I would expect to pay capital gains on the bitcoin.
