Those items are still being addressed and will be for some time.The fact remains that there is still room for investment and development in this boom, you just need to have a pretty sharp pencil.

I get the idea of "tuning in", but it hurts my ears because I'm usually listening to the casts with headphones and the sharp static bites right into my eardrums.I want to absorb every bit of information during the podcasts and recently I've just started each session annoyed and agitated by that intro.If the static can't be taken out for something better, can we at least have the intro play at a softer volume in relation to the rest of the podcast?

While I agree 100% that accurate numbers are important, I would point out that in my Opinion, the strategy and in the case of rehab flips, the exit values have a large part in how sharp of a pencil you need.For example, in a buy and hold for a quadplex, using just the 50% rule may or may not get you into a good deal.
