just as an aside I think your a little undercapitalized to be doing this in the first place if your scrambling for a few grand.what happens when your tenant does not pay and does 5k of damage your reserves will be shot and you will have no more reserves..   

Scrambling now...2 weeks from closing to try and get stuff in writing from the county/city showing it’s a legal 3 unit.

I may be wrong (it happens at least once per year) but I predict we'll see short-term rental performance drop in the next 1-2 years as people return to normal travel habits and Landlords scramble to stay competitive.

Have to scramble to replace the lender (we have backups but it takes 4-6 weeks min for loans over $20mm).

It is not fun getting to the end of a HML term and then scrambling trying to find a replacement!

I believe this is true for most folks, am not interested in scrambling to find and risking my judgement on those few providers who go above and beyond, especially far from my home base. 

If I could take one lesson away from this whole experience, it is this: preventative measures are well worth the time, effort and expense if they can save you from scrambling to fix a problem when something does go wrong.

Did you already submit an offer and are scrambling for funding? 

That AirDNA ranking brought a lot of investors into this market looking for a big payout, and when the market shifted it left a lot of them scrambling due to over supply. 

Yeah it does... like when I had $3,000 worth of pistachios sent back to me because of a samilia scare at Amazon and I had to scramble to pay my bills.
