I want to give my children the gift of property so I am looking for some properties to leave for them. 

I recall reading an article or blog post about an investor giving their child a wedding gift of pre-paying their first year's mortgage principal.  

Before I left, I gave her a $20 Panera gift card for being so wonderful thus far.I feel like this is a very good relationship to have and even if a deal falls through, I can keep facilitating my relationship with her and the park.

If that's all you need to do after a six year tenants, you should send them a gift  ;)

I said rent is what it is, that we didn't have an agreement to take anything off, however, I am willing to give him a gift card as a happy holidays/thank you.
