Also, replication is very simple with commercial properties but may not even be possible with residential.Commercial and residential investments are very different in my opinion.

Realize that when strategies are described in some book, they may not be applicable to your situation and they may not be replicated as described, such should be taken as ideas, not instruction. 

Here is a typical deal I do... very small, very cheap, but easily replicated so you can scale up and do more and more as you have more money. 1) Buy a piece of land for around $1000 (I do this by sending direct mail to owners and find the ones that no longer want the property) Other people do this with even cheaper land.2) Double or triple the price and list it on Craigslist, Zillow, my websites, etc3) Sell it for quick cash...OR... sell it on terms via a land contract at a healthy interest rate, generating cash flow without tenants, toilets, termites, etc.

I'm a pretty conservative guy by nature and it's important starting out to make mistakes early and learn from them in an effort to develop a solid investment strategy that works for you and that you can replicate to generate solid cash flow.Don't assume the following:This guy has many properties, therefore he is a success.

The whole point of this is to be able to replicate it, and if you can't get a cash-out refi, it doesn't work.

Until there is a better understanding of the process that creates a sense of self (which leads to the traits you mention above), I'm not sure anyone can predict if the same processes can be replicated in machines.It's crazy...as much technological and scientific progress as we've made over the past couple thousand years (and especially over the past 100 years), we still know essentially nothing about most things...
