When adding in repairs, I find that there's no reasonable magic number for this property at current rents, but a small increase in rent makes the deal attractive at higher price points.I will likely add some additional fields to the comparison chart so I can compare the investment (and do a true "turn-key" or minimum investment at current rents versus a refresh/rehab at target rents).

Like Account Closed mentioned, it comes down to time and money, but not only that, do you have the resources to find a good team for acquisitions, rehabs, and property management including enough margin/equity upfront to be able to BRRRR and recycle your cash.A good turnkey provider will rehab a property so that there is no significant deferred maintenance (CapEx items and refresh cosmetically).

There are alternate options to transfer air to/from bedrooms, but those get somewhat complicated.The cassette fan coils are ugly and take up wall space, You also need a thermostat for each one so you have to plan for labor for that wiring.In my experience the Japanese products (mitsubishi, fujitsu, daikin, etc.) are better technology than the American manufacturers (trane, lenox, etc.).
