The State published guidance landlord/tenant handbook is silent on this specific scenario, so absent clarifying guidance elsewhere there is really a judgement call to be made as you are not 'required' to offer anything.

The only part I am not sure about if the market will "correct"; I believe it is much more likely that it will level off.The reason I believe that is affordability - the NAR publishes an affordability index; basically how much of a median household incoem is needed to buy a median home with 10% down.

For more expensive rentals, we use MLS that also publishes to Realtor and many other 3rd party sites.We get very little leads from the rest like Apartments, Rent, Rentals, Homes etc and lot of those, they stay outdated.
