You gambled your investment capital on an internet investment-promoter.

The part about 'foreign national loan' companies assigning a credit score was a piece of the puzzle I was missing.   

They tried to help without broadcasting their personal information and getting heaven know who contacting them to prove something they are part of but don't promote for a living, like our office staff. 

@Scott Trench president of BP could not have been much clearer “The practice, when used this way is meant to mislead, and those who ask for, give out, or receive, proof of funds letters in this way are not welcome here on BiggerPockets.”more important you are promoting a fraudulent POF that has high chance to adversely affect the seller if the wholesale does not find a buyer.  

Overall, I would say not to let the compliance piece scare you away. 

There's a real attachment to furniture pieces.

That said, I'll share a few pieces of information that I think will be helpful. 

There’s no entitled nonsense the state of California promotes.

The language barrier was the most difficult piece in my experience but I also ran into legal issues where the party that defaulted on their contract was connected so there wasn’t much I could do to get what I was owed.
