Are there any online platforms or institutions you recommend for studying real estate principles, market analysis, and property management?

@Gladys Villa one important investment principle is diversification, and it’s hard for most people to diversify with CA investments because of the higher barrier to entry.

Wholesalers are often inexperienced, uneducated in real estate principles, law and finance, and totally unrealistic in their expectations. 

I think it's kind of funny that people always talk about doing your own due diligence as I thought that was pretty assumed with any investment, but I guess there are some people who may buy blindly like they do with stocks or whatever.

It is easier to find a multifamily if there are a lot of that asset class in stock in the area.

If you were able to buy 2 duplexes as replacements then you would own MORE property so that any market appreciation is magnified and you might have MORE loan principle to pay down further building wealth that you don't see just by looking at cash-flow.
