Your lender is going to tell you what your payments will look like if you accessed your equity (selling, HELOC, refinance, etc.) so you can calculate your ROI, ROE, CoC, etc.

Housing regulations fall under the Fair Housing Act which is federal law, it can not be over turned by a state.Service dogs and emotional support dogs are two different animals. :) A service dog must be trained to do just one thing to improve the quality of life there are no registries and they do not have to wear vests.

For short projects the time between contract date and funding could be around 25% of the project's duration...so the ROE calculation is heavily influenced by what dates you assume.Taxes shields are arguably something you can model, but the gov-mint can change them and their effect is influenced by future purchases.

Mine are right at 6% when I sell and 6-6.5% when I buy.My older sellers tend to compare with savings rates and their ROE vs current mortgage rates so 6ish% is still attractive to them.
