(Maybe these are normal first time buyer nerves, and I just want someone to tell me it's going to be okay (or not okay). 

You can calculate it for any property you examine if you want.

I recently finished my licensing exam in Michigan.

I am a loner introvert so social distancing etc is not really changing my life..... now, people dont look at me oddly when i step back or want my own space :) RE wise, with “perfect” timing I am closing on the sale on one asset and buying two others.... going from free and clear to 60% leveraged..... its nerve wracking, but I am excited to be playing with the big boys and expanding my portfolio - learning a ton and grateful I have the opportunity to be where I am in life.... 

I would definitely examine the lease.

I am a fan of the BP podcast and contribute a lot of my interest in the real estate world to that podcast.I am currently under contract with my first investment property and it is beyond exciting as well as a little nerve racking. 

I don't trust them, they are incredibly rude, irresponsible and feel entitled I am really worried about them damaging the property and with everything happening it's nerve wracking.

I’m hoping for some insight and guidance to either ease the nerves or someone tell me get out of the deal.

Unless you have a lot of experience in searching and examining title is tough to be sure you have identified all the documents that may affect title and being sure what effect they may have.
